An 133-home scheme in Mayfield has been named one of the UK’s top 50 affordable housing developments while at the same time being shortlisted for a prestigious Scottish award.

The £16.5 million Langlaw Road development, built by Dalkeith-based Melville Housing Association, fought off fierce competition from projects across the UK to win its place on the list drawn up by a panel of industry experts organised by Inside Housing magazine.

Langlaw Road is one of only two Scottish developments to feature on the list and the only one built by a Scottish housing association.

The development was praised by judges for the way in which Melville worked to deliver the maximum number of affordable homes on the Mayfield site, part of which formerly housed a primary school that closed in 2008.

Working with the Scottish Government, who contributed almost £8.3 million, and Midlothian Council, Melville was ultimately able to deliver 121 homes for social rent with 12 at mid-market levels during a period when funding for new properties has been extremely tight.

“This is fantastic news,” said Bob Anderson, Chairman of Melville Housing. “Melville is a relatively small housing association, certainly by UK standards, so to be recognised for delivering one of the UK’s best affordable housing developments is an outstanding achievement.

“The judging panel recognised the enormous effort that went in to delivering such a significant number of high quality affordable homes, and the work that went on behind the scenes with our partners at the Scottish Government and Midlothian Council. I’d like to thank everyone, staff, Committee and partners, who made it possible.”

The significant project, which was delivered by Hart Builders and employed over 100 people during its construction, is by far the largest development ever undertaken by Melville. It has increased Melville’s housing stock numbers by some seven per cent, taking the number of properties owned by Midlothian’s largest registered social landlord to 1,950.

As well as being named one of the 50 developments of the year, Langlaw Road is also on the shortlist for Large affordable development of the year at the Scottish Home Awards 2013. Winners will be announced on Thursday 20 June.
