It has its own village feel, while being within walking distance of the city centre.

New development in the area always attracts attention and the for sale board at 6 Bruntsfield Terrace attracted interest before details and prices of the homes on offer became available.

Since the development’s launch, earlier this month, half the available properties have been reserved.

The redevelopment of a Victorian townhouse with a new-build element by North Developments will create a mix of old and new properties; three modern townhouses, two period apartments, a stylish two-bedroomed Victorian townhouse and two mews houses.

There is a wide range of property styles and sizes on offer, all individually designed with contemporary layouts throughout.

Charlotte Toms, who is marketing the homes for Knight Frank, says the choice has attracted various types of buyers.

“With the period apartments in the house we are very much hitting the downsizer market, as they are high spec, but low maintenance and easy access.

“The modern townhouses at the back are more appealing to a family market, they have four bedrooms, two parking spaces each and larger gardens.”

She says the Victorian townhouse, which is one of the properties still available has its own charm.

“It is attached to the side of the house and is definitely quirky, with two or three bedrooms depending on how you wanted to use it, over four floors.”

The architectural vision was to create attractive, open-plan living spaces, both in the new properties and by making the most of the impressive, traditional proportions in Bruntsfield House.

Within Bruntsfield House, the classical architecture and fine period detailing of the apartments are sought-after, while in the mews and townhouses the accent is on contemporary styling, but all have a high-end finish.

The build schedule will see completions from June to December, depending on the property, with the traditional properties finished first.

Toms says: “It really is an easy development to sell as it offers something for everyone and the location, overlooking Bruntsfield Links and with views over the city, are glorious.”

Prices start at £485,000 for the mews homes and go up to £1.165 million for a four-bedroomed contemporary townhouse. The period townhouse is priced at £650,000.
